Flood Map Update

FEMA Preliminary Floodplain Map Updates

FEMA has released preliminary updates to the Flood Insurance Rate Maps (FIRMs) for our community. These maps help identify flood risk areas and are used for floodplain regulations and flood insurance requirements.

What Could Change?

The updated maps may affect your property by:

  • Adding it to a Special Flood Hazard Area (SFHA)

  • Removing it from a previously mapped floodplain

  • Changing its flood zone designation                     

  • Revising its Base Flood Elevation (BFE)              

These updates do not create new flood risks—they reflect the latest engineering studies, topographic data, and flood risk analyses.

Check Your Property

Property owners are encouraged to review the preliminary maps to see if their property is affected.

You can view the maps through:

Municipal staff are available to help you locate your property and answer questions.

90-Day Appeal Period

This fall, FEMA will open a 90-day appeal period for property owners, businesses, and other interested parties.

If you believe the preliminary maps contain technical errors, you may submit an appeal or comment. Appeals must include technical or scientific data demonstrating why the proposed flood hazard information is incorrect.

What Happens Next?

After the appeal period closes, FEMA will review all appeals and comments before issuing the final flood hazard determinations and an effective date for the updated maps.

Once effective, the revised maps will become the official basis for local floodplain management and flood insurance requirements.
